The five-story, high-quality residential ensemble on the outskirts of Berlin with 41 rental apartments in the first phase (completion 12/2018) and another 90 units (including two-, three- and four-room apartments) in the second phase (completion 11/2020) was commissioned by Krüger-Holding GmbH & Co. KG. In the third phase (completion 08/2021) 23 owner-occupied apartments will be built.
The lightly plastered houses are structured by loggias and staggered floors. Due to the location of the building site on the railroad line, there are high requirements for noise protection. The connecting outbuildings and glass walls between houses 4 to 8, in conjunction with the loosely arranged façade setbacks, give the entire ensemble a high level of design expression.
At the same time, sound propagation is deflected and broken up. The construction of loggias instead of balconies on the one hand, and the erection of transparent noise barriers parallel to the railroad line on the other, give rise to "residential courtyards" that enable quiet living in a green setting despite the external noise level. House 8, as a "peripheral house", will have its exterior living areas glazed with sliding glass elements on the ground floor and 3rd floor.
Specially constructed soundproof windows shield unprotected facade areas. Furthermore, within the framework of the very complex building permit procedure, the impact on the overall urban traffic had to be examined, since the project is located in the unplanned inner area (according to §34 BauGB). Several development options were examined and evaluated.
